DESIGN-BUILD PROCESS

The First Step

  • First step - contact us!

  • You will begin by completing our questionnaire. This gives us an idea of the scope of your project as well as your wants and needs including budget and timeline.

  • We then review your project and create an initial project assessment. This gives us a good idea about expansion opportunities and includes city required setbacks, zoning information, plot maps, lot coverage and existing floor area. 

  • We then schedule a phone call and/or site meeting

  • At our site meeting, our contractor, principal designer and associate designer will visit your jobsite. We will go over our design-build process and provide insight into how we set up our bid.

  • After the first meeting, you will receive a complimentary Design-Fee-Breakdown (DFB) for the measure up, conceptual design and full design.

Design: Phases & Contracts

The Design process is broken into two phases, Preliminary Design and Design. These are incorporated into one Design Fee Breakdown (DFB), which details the costs for each phase. Your complimentary DFB is written after your site visit, and you will have a meeting to review it.

If you feel we are a good fit, then the preliminary design contract will be signed for work to begin. A client that uses our Design and Build services typically signs 3 contracts. These are the preliminary design contract, the design contract, and the build contract.

Phase 1: Preliminary Design 

  • Our drafting technician will take a 3D scan of your house using a Lidar camera

  • Floor plans and as-builts (drawings of existing property) are prepared from your scan

  • One-on-one meetings are held between you and the designer to achieve the perfect new floor plan. Edits are made live during these meetings for a better visual of what your floorplan will look like. 

  • Once you approve the design, the manager/designer will write up an estimate on the cost for building your new design

  • A review of the build budget will take place. This meeting is instrumental in the design-build process, as it helps our clients stay within budget while achieving the design they want and allows clients to add or cut back on the design as needed. 

  • Once you are comfortable with the budget, a design contract is signed, and your project will move on to the next phase. â€‹

Phase 2: Design 

  • Prepare construction documents and 3D model​

  • Work with applicable parties, ex: city and/or county planning and buildings department

  • Work with our interior designers on cabinet selections, appliances, finishes and more

  • Submit permits and work on any revisions if needed

  • Pull permits

  • Finalize build estimate and review. At this point you have the option to bid out the project to other construction companies or continue to work with us. If you continue to work with us, (and we are confident that you will!) you will sign our build contract.

Construction/Landscaping

  • Meet your construction and/or landscaping team

  • Construction Starts! 

  • Rough-in work & inspections (framing, electrical, plumbing, etc)

  • Finish work & inspections (trim, painting, hardware, etc)

  • Final walkthrough & completion

  • Photo shoot & celebrate!

Please Note: As you plan your project, it's important to consider that permits, historical regulations, codes, and site inspections can greatly influence both the process, your budget, and schedule. Being aware of these elements will help facilitate a more seamless project development experience.
